This service is aimed at the 'prime' and 'super-prime' residential market.  



This unique service is provided by Stiles & Co to look after built assets by adopting a comprehensive approach to care and maintenance, including building fabric and all services installations.

We deliver a first class strategic maintenance service with single point responsibility. This can include key-holding and emergency call-out services. In addition, we can assist with upgrading and optimisation of services installations and reductions of costs in use.

The key is to prepare a Planned Maintenance Schedule and to adopt suitable operations and maintenance procedures, which we will then manage for you on both a planned and reactive basis.

The intention is to minimise costly and disruptive ‘reactive’ maintenance issues and streamline planned maintenance activities.

We offer this service either following acquisition of a property or to clients interested in looking after their current portfolio. This professional, planned approach will manage risk and provide ‘added value’ in a number of ways, some tangible and some intangible.

Key aspects of this service are as follows:

  • An agreed planned maintenance schedule
  • Budget cost information relating to annual expenditure over five and ten year periods
  • Transparent cost information, based on fixed maintenance costs or on a Prime Cost basis
  • Agreed service standards
  • 24/7 service response
  • Checking and verifying any works carried out on site
  • Provision of house logbooks, including;
    • Operations and Maintenance Manual
    • Maintenance log
    • Owner/Occupier User Manual
    • Provision of retrospective building plans and O&M manuals

Service delivery and assembly of the documentation is in accordance with best practice including Practice Standards recommended by the RICS, CIBSE (Chartered Institute of Building Service Engineers) and CIOB (Chartered Institute of Building).
