This basement porters’ pub below East Smithfield Market had been neglected for a number of years. After assisting the new leaseholder by carrying out the initial pre-acquisition building survey, Stiles & Co were appointed as project managers and instructed to carry out a measured survey to produce floor plans and prepare a schedule of works and construction contract. With the works currently still in progress, Stiles & Co are providing project management services to ensure a successful outcome for our client.

Stiles & Co were also appointed as the CDMC under the Construction (Design and Management) Regulations 2007. We have coordinated the transition imposed under the revised 2015 Regulations and are acting as Principal Designer to manage health and safety.

A particularly interesting issue we encountered early in the project was the diagnosis of dampness on the ceiling, ultimately identified as severe condensation due to the temperature difference between the market fridge and freezer spaces located above the premises.
